All persons having claims against the estate must exhibit them, properly verified, to the distributee or his or her attorney, within three (3) months from the date of the first publication of this notice or they shall be forever barred and precluded from any benefit of the estate.

OF SUIT

 TO CONFIRM TITLE TO REAL ESTATE

 

 

 

Jacob Cloer, if living, and if deceased, then their unknown heirs, successors or assigns at law, are hereby warned to appear in the Circuit Court of Madison County, Arkansas, within thirty (30) days and answer the petition of Jimmy R. Taylor, or same will be taken as confessed and decree rendered against you.

     

Notice is hereby given that Jimmy R. Taylor has filed a Petition in said Court praying the confirmation of title to the following land in Madison County, Arkansas, to-wit:

 

Approximately ¾ acre, more or less, lying in the Southeast Corner of the West half of the Northwest Quarter (W½NW¼) of Section Seven, (7) Township Eighteen (18) North, Range Twenty-six (26) West, Fifth Principal Meridian, Madison County, Arkansas, lying East of the branch.

 

Better described from survey as follows:

 

A part of the West half of the Northwest Quarter (W½NW¼) of Section Seven, (7) Township Eighteen (18) North, Range Twenty-six (26) West, Fifth Principal Meridian, Madison County, Arkansas, more particularly described as beginning at a point on the east boundary of said W½NW¼, said point being located North 87°01’55” West 1321.95 feet and South 00°12’21” West 2138.59 feet from the North Quarter corner of said Section 7, said point of beginning being the intersection of the east boundary of said W½NW¼ and the east bank of a branch; thence South 00°12’21” West 174.79 feet to a set iron pin on said east bank of said branch; thence along said branch’s east bank North 40°29’16” East 136.63 feet; North 38°39’10” East 40.42 feet; North 36°29’44” East 52.71 feet; and North 34°20’49” East 53.42 feet to the Point of Beginning, containing 0.44 acres, more or less.

 

     Any and all persons claiming any right, title and/or interest in said lands are hereby notified that they must appear in said Court within thirty (30) days and show cause as to why title to said lands should not be confirmed in Jimmy R. Taylor.
